1. We start with recent sales, not listings
Asking prices tell you what sellers hope for. Sold prices tell you what buyers paid. We pull the homes that sold near you in the last few months and keep only the ones that are genuinely comparable: similar size, lot, age and style.
2. We walk through the home
Renovations, the condition of the roof and windows, a finished basement with a separate entrance, the direction the backyard faces. None of this shows up in public data, and all of it moves the price.
3. You get a range, in writing
We give you a price range with the sales it is based on, a short list of what is worth fixing before photos, and an estimate of what you would keep after commission, legal fees and the mortgage payout.
4. No obligation
The valuation is free. If you decide not to sell, or to sell with someone else, that is fine.
